日本樓獨一無二的服務

 有關投資日本樓房,讀者除了懂得在網絡上或書本上找有關資訊、樓盤、然後google地圖、選擇買入等等。。。。但你有沒有考慮以下的服務——–住在日本的專家替你實地看樓,包括觀察周遭環境,更會附上相片或video,給出一個中立不偏頗的實地評報,並email回給你呢!

           以下就是我的其中一個學員,在香港看到想買的一個小套房的實地評報實案(也可以要求中文評報)

1.  Your purchase request form on Axle Court Shin-Ohashi

2.  The prices of other flats asking for sale in the same building

3.  The prices of  flats in 1990 and 2014

4.  The floor plan of building

5.  A sample floor plan of a similar flat

 

This is my personal comments on the properties.

 

1.  Morishita 森下 is the cross junction of two subway lines.      The traffic is convenient

 

2.  8 minutes to station is acceptable. Of course, within 5 minutes is better. Hahaha

 

3.  Building is just beside River Sumida 隅田川

Nice to walk / Jog around the river

 

4.  Many new buildings developed / under development

The area was probably for small factories in the old days.

As there are no more industrial activities in Tokyo, the landssss are used for residential.

The new buildings are “competitors” but the rental would be much higher, of course.

 

5.  A small AEON supermarket is around

6.  The flat for sale is NOT facing the river

I am sure that flats facing the river would be MUCH more expensive

7.  The flat for sale is opposite a gasoline stand.

The concern is “light” smell and caution on smoking.

8.  No space for washing machine basin, in general, but laundry room is at 1F which resolve the problem

9.  Auto-Lock with management security available on site.

10. 2 elevators and CCTV in elevator that can be viewed by monitors at lift lobby on each floor

9 and 10 imply that OLs would find this building safe to live.
