首期比一成定三成好? #546案屋村仔

My GF and I planned to have our wedding before we turn 30. (We will both turn 28 this year.) We have both worked 5-6 years after graduation and having a combined income of $40k. We don’t spend much. I save about 50% of my salary ($10k) and pay 30% of my salary to my parents. My GF saves about 30-40% each month ($5k-7k) and pay 30% to her parents as well.
We now both live with our own parents. While I do know buy a house for rent and live with either of our parents would be financially beneficial to our marriage, such option does not appeared feasible to me. So we are now planning to buy our own home somewhere near both of our home (likely Aberdeen, Ap Lei Chau, etc.).

Our family would be able to fund us a total of $1M for home purchase.
Personally I think it would be silly to wish for a big decline before buying. But seriously are we able to afford our own home (target $3-3.5M) at major downside risk (say 30%) and interest rate raise?

讀者是頗典型的香港未婚男,人工中等又死慳死抵儲起幾十萬。為咩呢? 咪又係死慳死抵咁開始供樓。讀者及女友兩人總借貸力為40000/10000*2.59*50% = 5.2mil。買入三百萬或以下樓房較為合適。如買入3.3mil-3.6mil樓房,供樓金額即過一萬,加上兩人財政能力還十分有限,筆者建議慳得一蚊得一蚊,買平些少既樓去為自己保有資本、更請勿為自己一世人一次既婚禮豪花,否則讀者定必後悔。

 

可能看倌都認為結婚擺酒一世人一次(是的,筆者所見大把人第二次結婚,不過唔會再擺酒啦),做咩唔洗呢? 更有人是父母磅水令當晚更具金色,可是賓客離去後,埋單既又係自己,就算父母幫手都係用緊屋企錢。筆者寧願將大搞婚禮的資金用於買樓,起碼磚頭他日點都可以賣個價錢,擺酒食餐飯第二朝乜都淨唔低。

 

當然如屋企水源充足,咁將洗唔哂既錢用黎促進經濟發展,實在抵讚! 但如家境一般,請先買樓再後搞結婚,將兩件事放於一季內做哂未免令人荷包空虛,就當五十萬放係度都未必成全此兩事。在買樓一事宜將屋企人之一百萬全放於首期,即七成上會,可助自己省回近十萬按揭保費,更可防止樓價下跌時讀者變成負資產的風險。當然如讀者在投資方面有點經驗,可九成上會,利用筆者當提出的趁後生借盡運用借貸,30萬餘首期上會,剩低可作5-7%之穩當收息方案,即30萬做首期,70萬做收息,7%放於波幅只一年10%的物品,賺取每年70萬*7% = 49,000的利息。此舉令讀者供樓金額由$10000減至$10000 – 49000/12 = $6100元。令自己負擔減輕達40%。所以好好運用父母提供之一百萬,進取去用九成上會!即時令供樓金額減輕一半。

 

究竟七定九成上會好視乎該人有否打理五十萬以上財產的經驗。管錢是要磨練及學習的! 君不見不好六合財得獎者之財富都是風吹就過,幾年後又打回原形。因為有錢人如是自己搵錢的、在賺錢個陣已學懂點去為自己理財。中獎者無啦啦一堆財富、唔知點處理、一係比人呃埋。

 

讀者留意如盡快不要買香港樓,在2008年至2013的5年新界西比香港樓市跑號贏40%! 就算近些少,土瓜灣都比香港島好! 當然荃灣、大埔及新西樓市應在未來幾年續跑贏港島! 要間屋升定係自己求個方便、閣下自決。
