有買三房的念頭,但實力好像不夠 #1321

諗sir 你好,本人已睇完閣下的三本書,獲益良多,深明自己係庸才,只寄望可以安穩退休。現有問題如下,期望你可指點迷津。

 

本人和太太已47歲,我月薪約$46,000,我太太月薪約$16,000,現金有40萬,另欠10萬私人貸款,月還$8700,明年三月還完。現有一聯名物業,樓齡38年的南區屋苑的2房單位,估值約580萬,已供完。請問我們應如何部署一生三宅呢?

現想將我50%業權轉去給我太太,並想將物業按給銀行,請問好嗎?

 

方案1. 應否盡借先套現,借盡464萬,再作打算?但如只用我太太月薪,應只可借180萬,如要我擔保,應可借盡?但又擔心影響我借錢能力,如何是好?

 

方案2. 你曾提議單位可報出租,擴大我太太收入,租金約$14000. 那她總收入有約$25000, 按揭5成,可借盡290萬。這可行嗎?又是好方法嗎?但這就可保留我8成按揭的機會。

 

方案3. 還是先做方案1,如買樓再做回方案2,但會唔會罰息呢?

  2. 外國上市之REITS,含有香港甲級商場,及上海與北京之地產項目,投入$80萬,月派$4700
  3. 130萬投入債基套餐B,派20%年息,價跌17-20%要CALL LOAN。當然咁都有信心因為債基之波幅一般一年在10%之內。那月收息$21600
